A lot is said about selling on ‘for sale by owner’ websites. Such websites offer vide variety of blah, blah, blah…… Do they really care about who sells or who doesn’t? No, They are highly clever in that they never let anyone know when someone put up their house listing on their website, when it sold ie, the days it stayed on market, for how much it sold, who sold it; the owner or the cooperating brokerage. All behind veil and then they compare the commission owners save when they sell vis-a-vis a realtor. Why don’t they compare the services. The realtors hold open houses, spend on advertising, hold realtor open houses, go door to door to market one’s property and let other brokerages cooperate to make a sale so that the owner can carry out his other plans. I have seen owners first listing on FSBO websites and then after a few months of inactivity and getting to know the truth about these websites, listing throug a brokerage. There are many risks associated with showings to fraudulent persons, stealers and thieves. The real estate brokerages make sure the person going to see the property is properly identified and take due precautions in ensuring the safety. Many times, the properties on such FSBO sites are sold by other brokerages which then get the owner to sign the commission agreement and then ponder over this simple question, “What I saved and What I lost?” The loss is not easily measureable if you look at the hours spent on showings, hours spent restless
