Flipping Houses is For Negotiators

If you’ve got any intention of starting a flipping houses business, negotiation should be among the many skills you should be studying this early. This business works so well when the real estate wholesaler is a good negotiator. So how do you, exactly, become a good negotiator when talking to a seller and buyer? Read on and get some helpful tips.

The first and probably most important lesson you must know in effective negotiation is listening. Be able to listen and use what you hear to your advantage. As you may know, sellers of properties nowadays are usually caught in some financial web of problems. If you can’t listen to their problems, you’re not fit for flipping homes. Home sellers, especially those who are in a lot of trouble, hate it when they have to negotiate with someone who won’t even hear what they have to say.

Therefore, it’s not sleek talking that you should practice; it should be listening. Most likely, they’ll tell you why they’re disposing of the property. It could be because they can no longer pay their loans. It could be because the owner was divorced recently and the house is tormenting him every day. It could also be that they lost a loved one in that property and part from struggling with payments, they can’t take the emotional toll they take from living in that property. Flipping houses involves taking these into account.

With their concerns on the table, you should now be able to give them a solution to those concerns. From this point, explain to them that you are the answer they need. While you can’t buy as high as retail buyers, you can buy the property immediately. That is your task when flipping homes – help families by buying their property low but fast. Tell the seller that you want to help him. You just can’t offer the price he wants because that would prevent you from closing soon. Explain to him that that is the nature of flipping houses.

Lastly, be sensitive. As mentioned, today’s real estate market is filled with motivated sellers, or homeowners who badly need to sell their property fast. These people are stressed and are looking for a solution to their problems. You shouldn’t gate crash on a funeral looking for the owner, saying you buy houses. You’ll end up hurting them and that’s not part of your tasks as a real estate flipper, or wholesaler.
